University of Illinois at Chicago – School of Public Health & Psychiatric Institute 🏢
SPC was proud to serve as the architectural and structural consultant for the University of Illinois at Chicago during the façade, roof, window, and curtain wall renovations at the School of Public Health and the Psychiatric Institute.
The purpose of the assessment was to recommend a comprehensive scope of work to address deficiencies in the building’s façade, roofing, and window systems, while also developing a construction budget for the project. SPC’s services included field investigations, material sampling and testing, code analyses, review of prior assessments, and documentation of existing conditions through detailed photography, repair recommendations, and associated cost estimates.

A key objective of the project was to provide the university with sustainable, long-term solutions to recurring exterior envelope issues while also enhancing the indoor environment for building occupants.
Repair Program Highlights:
✅ Energy modeling study and report for all building components
✅ Removal and rebuilding of damaged brick façade areas with 100% tuckpointing
✅ Replacement of all 14 roofs
✅ Replacement of all windows and wet-sealing of the curtain wall system
✅ Repair of interior finishes damaged by water infiltration
SPC’s provided recommendations which included complete roof replacement with a new modified bitumen system designed to achieve an R-30 insulation value, installation of thermally broken high-efficiency windows, masonry rebuilding with new steel lintels where required, comprehensive tuckpointing, and adjustments to air handling units to meet curb height requirements.
SPC prepared bid documents for roof and window replacement as well as masonry repairs. Additional roofing work included roof drain repairs and installation of new access ladders on two of the fourteen roofs. SPC also provided construction administration services, including bid assistance and construction observation, to ensure quality and compliance throughout the project.
Through this project, SPC successfully delivered comprehensive design, assessment, and construction administration services that addressed long-standing issues with the building envelope while providing sustainable, energy-efficient, and cost-effective solutions. By combining technical expertise with practical recommendations, SPC helped the University of Illinois at Chicago extend the service life of its facilities, enhance occupant comfort, and protect the value of its campus infrastructure for years to come.
